As part of this community, the Facilities Division designs, constructs and maintains a dynamic, safe, and sustainable campus to continually advance its nationally benchmarked living and learning community. The shops are responsible for preventative maintenance according to their expertise and keep all operating systems in good repair; make the campus a comfortable, safe, and attractive place to learn, live, work, and recreate; respond quickly to the emergency maintenance and repair needs of the campus community.
Under the supervision of the auxiliary maintenance shop foreman, performs journey level work in multiple trades including installing, replacing, repairing and/or performing scheduled and unscheduled maintenance on university HVAC, electric, plumbing equipment, carpentry services and building structure.
The ideal candidate can follow oral and written directions; demonstrates effective communication skills, the ability to utilize an electronic work order system and can recognize problems and determine proper repair solutions and corrective courses of action.
As a member of the Facilities Divisional staff, this position is deemed essential and must remain or report to work during partial or full day closings of the University due to hazardous road conditions, emergency circumstances or for other reasons. The ability to work overtime when needed is also required.
TYPICAL CARPENTRY DUTIES AND RESPONSIBILITIES
Ensuring all carpentry work is in adherence to specifications and standards set by the University, Federal, State, and local municipalities.
Planning and laying out work from blueprints, drawings, models or verbal instructions.
Utilizing a variety of carpentry and masonry hand tools, portable and stationary power tools, and leveling and measuring instruments.
Repairing countertops, cabinets, doors, partitions, floors, building framing and a variety of finish trim work.
Ability to repair drywall, finish trowel or skim coat walls.
Performing minor bathroom and kitchen repairs, cabinets, fixtures, and partitions.
Repairing and replacing mirrors, screens, towel racks, doors, and door checks.
Repairing and replacing suspended ceilings and ceiling tiles.
Ability to layout and repair various types of flooring i.e. carpet, tile, wood.
Ability to layout, install and grout all types of ceramic tile
Providing on-the-job training and assistance to co - workers and helpers.
Perform related work as assigned.
TYPICAL HVAC DUTIES AND RESPONSIBILITIES
Installing, inspecting, operating and repairing heating, ventilating and cooling equipment using necessary hand tools and testing equipment.
Inspecting and operating air conditioning units and machinery to determine that all are functioning properly.
Reading thermometers/gauges, and records readings.
Maintaining and making minor repairs to HVAC systems.
Making adjustment to thermostatic controls and blowers.
Lubricating compressors, motors and other moving parts. Repairs and/or replacing as necessary
Testing systems before returning/placing them in operation.
Performing preventative and corrective maintenance via verbal and written instructions.
Initiating requests for adjustments in air conditioning settings to assure most efficient operation.
Assisting in disassembling, repairing, and replacing condensers, thermostats, diffusers, humidistats, pumps, compressors, belts, pulleys and related equipment.
Providing timely response to diagnose source of customer comfort concerns, analyze system requirements, test components, and recommend corrective action if necessary.
Basic knowledge of building automation systems and field components.
Able to trend data in order to track equipment efficiency.
TYPICAL ELECTRICAL DUTIES AND RESPONSIBILITIES
Repairing, installing, replacing and testing electrical circuits, equipment and appliances using necessary hand tools and testing instruments.
Inspecting and testing electrical equipment such as wiring, switches, etc. using suitable testing instruments.
Examining and testing elements of electrical systems to locate obvious faults, such as blown fuses, short circuits, broken wires, loose connections, and worn motor brushes.
Replacing faulty switches, sockets, ballasts, plugs, fuses, insulators, and other simple elements of electrical systems and appliances.
Renewing circuits either by isolating and cutting out defective wiring and replacing it with new wiring, or by splicing ends of broken wires.
Replacing defective equipment parts such as motors, bushings and bearings and other related electrical parts.
TYPICAL PLUMBING DUTIES AND RESPONSIBILITIES
Inspecting, installing, repairing and replacing pipes, fittings and plumbing fixtures to maintain the heating water, gas and plumbing systems of the building.
Repairing and maintaining piping systems and plumbing fixtures.
Inspecting all connections and other parts of system for leaks.
Opening clogged drains with plumber's snake or vacuum plunger.
Replacing worn washers or other parts in leaky valves or taps.
Repairing or replacing damaged plumbing fixtures such as sinks, faucets, flushometers, toilets, showers and bathtubs and/or connects them to outlet and inlet pipes by fitting gaskets, couplings, traps and valves, and soldering connections to seal joints where necessary.
ADDITIONAL DUTIES AND RESPONSIBILITIES
Required to estimate materials needed and record time and material expended on each work order.
Will have minor supervisory duties when Mechanic Helper is assigned to assist in the work of the mechanic.
Knowledge of the methods, materials, tools, and practices used in at least two of the building, electrical, or mechanical trades.
Knowledge of the occupational hazards and safety precautions of the mechanical trades involved.
Climbs, balances, stoops, kneels and crouches to gain access to pipes, wiring and equipment.
Safely handles a variety of hand and power tools and uses them effectively.
Ability to interpret electrical and mechanical systems blueprints and diagrams a plus.
Must be able to work from heights, ladders and scaffolding.
Able to operate and work from a scissor or man lift and the bucket lift truck.
Ability to make routine decisions in the absence of on-site supervision.
Knowledge of the occupational hazards and safety precautions of the trades involved.
Perform other related duties as assigned.
Two years of experience as a Maintenance Repairman 1 OR
Four years of experience in building and plant maintenance work, which has involved at least two of the building, electrical, plumbing or mechanical trades OR
Any equivalent combination of experience and training that affords the applicant the required knowledge, skills and abilities
Ability to lift 80lbs.
A valid driver's license

Ability to care for and use the tools and equipment utilized in the trades involved.
Ability to detect defects in equipment and to make proper repairs or adjustments.
Ability to interpret and work from pencil sketches and diagrams.
Ability to follow oral and written instructions.
Ability to lift and move heavy objects and to work under adverse weather conditions.
Universal Refrigeration License preferred.
Preference will be given to the individual with strong plumbing and/or electrical experience.
